Let’s look at the numbers: - Dubai has about 840,000 homes in total. - But there are only around 1,500 beachfront villas on the Palm Jumeirah and a few other areas. - New projects are coming, Palm Jebel Ali will bring about 1,300 villas, and Dubai Islands will add around 600 more. Even with that, beachfront villas are extremely limited. That’s why it’s no surprise these villas are some of the most expensive properties in Dubai. Some villas have gone up in value by almost 900% after just two resales. That’s huge! Now you may ask: "If beachfront villas are so valuable, why aren’t developers building more of them?" Here’s the simple answer: 1. From a developer’s point of view, one plot of land can either fit one villa… or up to 300 apartments. 2. Apartments sell faster and bring quicker profits. That’s why most developers choose to build towers instead of villas. 3. This is also why beachfront villas are so rare and valuable, because there are very few of them, and demand is high.
